Arbor Creek is a subdivision of 161 homes located at the corners of Arbor Creek Road, Route 64 and Dean Street on the west side of St. Charles.We are located in Campton Township within Kane County.
In June of 1992, the Arbor Creek covenants were established to create a planned community development of the highest quality and character whereby all homes are subject to a certain set of neighborhood requirements . The Arbor Creek Homeowners’ Association was also established which consists of a group of annually elected homeowners that serve to ensure that all homeowners are adhering to the covenants and to oversee the proper usage of the homeowners’ annual dues.
All homeowners pay annual dues (currently $475 per home) by February 28 into the Arbor Creek Homeowners’ Association which are used for landscaping and maintenance for the entrance and common grounds.
Arbor Creek is part of St. Charles school district #303. Our children attend Bell-Graham Elementary School, Thompson Middle School and St. Charles East High School.
As Arbor Creek is located in Campton Township rather than St. Charles township, our real estate taxes (approximately 2% of Market Value) are slightly lower than the city limits. As a result, we are considered nonresidents for many St. Charles park district and library activities.
